Location Description
Lancaster, CA is one of the major cities in the Antelope Valley/High Desert area of northern Los Angeles County. The city's population is approximately 157,000 residents, and it is the 3rd fastest growing city in LA County. Lancaster is located approximately 60 miles northeast of downtown Los Angeles. Lancaster is known for affordable start-up and move-up housing in attractive well maintained neighborhoods. It offers a variety of entertainment venues including minor league baseball and is in relatively close proximity to major entertainment, cultural, and employment hubs of the greater Los Angeles area. Lancaster should continue to see tremendous growth as residents and businesses relocate and continue to expand to the Antelope Valley region. Los Angeles County is a nation-sized region that spans more than 4,000 square miles, has 10 million residents who speak more than 150 languages from around the world, and leads the nation as the #1 Entertainment Capital, the #1 Manufacturing Capital, and #1 International Trade Capital of America. L.A. County also has the nation's #1 and #2 ranked seaports, the busiest origin and destination airport (LAX) and three world-class research institutions plus 118 other colleges and universities, all of which contribute to the 5-County LA region's annual economic activity of $1.04 Trillion. If LA County were measured as an independent nation, its Nominal GDP of $641 Billion would be the 21st largest economy in the world. By measure of GDP alone, L.A. County would be larger than Sweden, Norway, Poland and Belgium. LA County Taxable Retail Sales and Per Capita Personal Income are projected to grow over the next three years at annual rates of 5.5% and 4.4%, respectively. The Property is well positioned at the northwest corner of Challenger Way (East 10th Street) and East Avenue K, two major commercial thoroughfares connecting the neighborhoods to the Antelope Freeway and beyond. The Challenger Center Shops is a single-story retail building with a drive-thru lane for Starbucks. The six-tenant building is part of a large neighborhood center with Vallarta Supermarket, Walgreens, McDonalds and Weinerschnitzel.
